Record $2.3 million price tag for Bayside Villa at Keppel Bay Marina

Keppel Bay Marina has achieved a new record $2.3 million price tag for a Capricorn Coast villa in the latest stage of the project.

The announcement demonstrates the rapidly maturing nature of the coastal property market based on Yeppoon at the gateway to the Keppel Bay Islands.

The buyer is an orthopaedic surgeon and his family from Adelaide and has purchased villa 18 off the plan for $2.3 million in stage three of the Bayside Villas waterfront development.

The 390 sq m villa features a 19-metre multi-hull marina berth, two-car garage, 26 sq m media entertainment room and three bedrooms.

It forms part of the exclusive next stage of the breakthrough project that comprises four premium villas priced between $2.19 million and $2.69 million.

Developer, Mr Richard Wilson said the record price confirmed his family’s faith in the Capricorn Coast.

“When we commenced the marina 16 years ago, we believed that the Capricorn Coast could one day rival or surpass the Whitsundays.

“This is further confirmation that that day may have come.

“This region has been a beautiful secret for too long,” he said.

Keppel Bay Marina is located on Rosslyn Bay, just minutes south of Yeppoon at the gateway to the Keppel Bay islands.

Construction of villas 15 and 16 in stage three will be completed in early July, followed soon after by villas 17 and 18.

The 18-villa development overlooking Great Keppel Island is being undertaken privately by prominent beef industry identities, the Wilson family.

Richard and Libbie Wilson of Banana Station, Banana completed the now 300 deepwater berths at Keppel Bay Marina 10 years ago, opening with 190 berths.

14 three-bedroom villas in stage one and two have been constructed on an absolute waterfront site in the north-east precinct of the project. Each features private dock and marina berth off their front deck.

Just two villas remain for sale in stage two priced at $1.97 million.

Stage two and three villas measure 256 sq m to 270 sq m internally, and 390 sq m to 415 sq m inclusive of balconies and decks.

Of the remaining stage three villas, Villa 15 features a three car garage, an additional 30 sq m media/home entertainment room and a 16-metre multi-hull marina berth. It is priced at $2.19 million.

Villa 16 has a two-car garage, 26 sq m media entertainment room and 19-metre multi-hull marina berth. It is also priced at $2.3 million.

Villa 17 has a three-car garage, 30 sq m entertainment room; 19-metre berth and an extra 100 sq m deck area adjoining the building. It is priced at $2.69 million.

McElhenny Constructions has built the villas winning many architectural, building and landscape awards.

All villas feature
  • ouvres to capture cool sea breezes;
  • outdoor living and entertaining area with decks over the water;
  • open plan living with floor to ceiling blue glass;
  • open plan kitchen with Smeg appliances and generous granite benches;
  • downstairs bathroom with granite vanity, Kohler Hex Strata basin and roomy shower recess;

Leading Rockhampton and Capricorn Coast agent Pat O’Driscoll of Pat O’Driscoll Real Estate said that the Bayside Villas offered buyers a unique architectural product, which blended well with the marina waterfront.

“In particular, they represent an enormous opportunity to secure large marina berths in one of Australia’s new coastal hotspots.

“The Keppel Bay Islands in my view are equal to best of the best island destinations and the Keppel Bay Marina is perfectly situated as the gateway to them.

“The Capricorn Coast market itself is certainly experiencing an upwards cycle.

“Its quality product is really attracting significant interest from around the nation and also overseas.

“The coast is now coming of age and very much benefiting from the strength and diversity of the Rockhampton and Central Queensland economies.

“This has had a domino effect in real estate terms.

“People now see our region as a very healthy market to invest in,” he said.
